The BS 9999 legislation on fire damper maintenance states that all fire dampers need to be tested by a competent person on completion of the installation and at regular intervals not exceeding 12 months. Spring operated fire dampers should be tested annually & fire dampers situated in dust laden & similar atmospheres should be tested much more frequently.
Fire dampers play a crucial role in a building's fire safety system. If a damper failed to work correctly the fire would spread. If you could not demonstrate that you have carried out routine testing and maintenance your insurance may be void and you may be held liable.
According to the Regulatory Reform (Fire Safety) Order 2005,it is the employer’s responsibility to maintain their fire systems. If you run a business or own a building it is your responsibility to book regular fire damper tests and ensure that a proper maintenance plan is followed.
